    Helping to provide safe, reliable homes in the UK

    After a successful trial in 2019, housing association mhs homes has hired PA Group, an RSK company, on a three-year framework contract for asbestos remediation and reinstatement on premises it owns and manages in Kent, UK. The contract began in July 2020.

    Public housing, also known as council or social housing in the UK, aims to supply uncrowded, well-built homes on secure tenancies at reasonable rents. mhs homes, the UK’s largest social landlord, has been in business for over 25 years. It owns and manages more than 10,000 homes in the Medway, Maidstone, Gravesham, Dartford and Tonbridge and Malling areas of Kent. The company’s strategic plan reflects its belief that everyone needs a decent home and its long-term goal is to try end the housing crisis in North Kent.

    To aid this, the company has short-term aims that are more immediate and achievable: ensuring that everyone has access to a safe, secure affordable home. The contract with PA Group is part of this plan. During the trial, our asbestos specialists evidenced considerable savings regarding time, money and administration for remediation and reinstatement work. mhs homes representatives were impressed with our high levels of professionalism and empathy when interacting with tenants.

    However, owing to the COVID-19 pandemic and national lockdown, we have had to rework our entire remediation system. We work with the client’s in-house asbestos team through a bespoke web-based system. A dedicated PA Group contract administrator manages the workflow generated and communicates directly with tenants via a shared email address. We monitor this email address 24/7, which enables us to meet all time-critical key performance indicators, including an emergency response time of two hours.

    The mhs homes framework is slightly different from other housing frameworks because a high level of reinstatement is required. There have also been specific projects such as removing shower trays and replacing fire doors that we have been able to complete through our pool of multiskilled operatives. So far, we have achieved extremely efficient turnaround times (three to five days) and close to 99% key performance indicators on all delivery. We are continuing our work despite the pandemic. Our team is scheduled to complete the project in June 2023.
